Whats New From Us in 2010

Hello Everyone! 

     

Thanks again to everyone who sent us a Holiday Greeting last year. We enjoyed hearing from all of you! 

     

I wanted to get everyone up to speed with what’s on tap for 2010.    This year is already shaping up to be a very interesting year for the real estate market.  Here are a few very important points to keep in mind as you continue working towards your dream of Home Ownership!

 

  • First, I want to remind everyone that we are Licensed Real Estate Professionals and Consultants. We can work with ANY property on on the market. We have access to hundreds of “Rent To Own” homes and thousands of straight “For Sale” listings.   
  • Second, 70% of our business originates from referrals from past Clients or Registered Members.  Referrals are the backbone of our business and we truly appreciate anyone referred to us that could benefit from our personalized services. Thanks to everyone that provide a referral last year! 
  • Third, Regarding "Rent To Own” homes:   

 

If you don’t see the Rent To Own home you are looking for on our website, please realize that we can work with any Rent To Own home on the market.  There are hundreds of homes available…more than likely, one that will fit your budget and your needs. 

 

A Rent To Own option is a perfect solution for a family that needs about 6-12 months to position their credit to purchase a home.  We want to make sure that whatever home you choose, is a home that our lender can Pre-Approve you for. 

 

The preferred loan for our buyers is an FHA loan. FHA loans are so popular because you only need 3.5% down at closing and a minimum of 580 credit.   With a Rent To Own home, plan on putting down $2500 to $4500 upfront, on average, as an (option fee). The stronger your credit, the better the deal we can help structure for you.  Please feel free to call and I will personally explain how this works (630-636-9525, just ask for Jay) 

 

We make sure that within the contract, the option fee is credited back to you when you purchase the home or you shouldn't do the deal.  It will be applied as down payment and will go toward the 3.5 % FHA down payment requirement. Any rent credit the seller is willing to give on a monthly basis will also be applied as down payment.    

 

To Get Started:      If you are SERIOUS and want to get started looking right away, the first step is tofill out the Quick Pre-Approval application, giving our lender the OK to review your credit with you first.

 

That way, we know exactly what your Pre-Approved for and focus only on those homes.  We can't show any homes until we know what your Pre-Approved for. 

 

The FREE consultation is also necessary to determine where your scores are right now, what you need to do to improve them (if applicable), and how much time we think you need to position yourself for the loan.    This is also critical information that the Seller will want before agreeing to negotiate with us on your behalf

Please print the form and fax it back to us. If your spouse or significant other will be qualifying for the loan with you, please have them fill one out also. Once we receive the application, you will here back from us within 24 hours or sooner. 

 

  • Forth, I want you to know that Right Now is a Fantastic time to buy if you’re in a position to Qualify Right Now! Home prices are at historical lows and are affordable again. If you’re thinking about buying, you must take advantage of this incredible Buyer’s Market....prices will never be this low again! 

 

Lately, we have been working with MANY of our registered members that can Qualify Now for an FHA loan.  Home prices and interest rates are at historical lows and the requirements to buy have never been easier. 

 

Every deal we have negotiated requires only 3.5% from the Buyer at closing.   We can negotiate that ALL Closing Costs are taken care of by the Seller. That’s a typically savings of $3000 on average to our Buyers.

The Lender will give you a Pre-Approval letter and we can get started right away.  I will send you all the homes on the market that fit your requirements and you can narrow down the list to the homes you want to go see. 

 

Once you find YOUR HOME....we negotiate the deal with the Seller's agent, prepare all the contracts and can even provide you referrals to trusted professionals in the industry we have experience working with, such as Home Inspectors and Attorneys.
