My name is  Jay Mathison.  I'm a local real estate investor and licensed REALTOR® with Nationwide Realty Group, Inc.  Our company’s primary focus is serving Chicago's West, Northwest and Southwest Suburban communities, targeting affordable homes in the median income price range.

 

Our particular expertise is working with First-Time Home Buyers and Rent To Own Home Buyers.  A majority of our clients are newer to the home buying process.  Many of our clients are in a position to buy now, but a good number need help positioning themselves to buy at a future date.  Many don't want to wait to repair credit before moving, and for these clients, buying a Rent To Own home can be a viable option.  Please read some of our client testimonials.

 

If you are interested in buying a Rent To Own home but can't qualify for a conventional mortgage right now, you've come to the right place.   We are constantly working with homes throughout DuPage, Kane,   Kendal and Will counties. One of them may be right for you and your family.

 

The Basic Overview

  • While you're establishing or repairing your credit and building your financial profile, you'll be living in the home you are BUYING ... NOT just renting.  You'll be leasing your home and part of your lease will help you build equity (money that you've paid monthly will be accumulated as rental credits to use towards the down payment for your home mortgage).  These credits will be applied towards your down payment at closing when you actually buy the home. 
  • You lease the property from the seller for a specific period of time, typically 12 months or sometimes up to 24 months, depending on your personal situation and the sellers willingness.  During that time you have the option to buy the home at a price agreed upon by both parties upfront. 
  • You pay an Option Fee or Option Consideration Fee when you move into the home. This money will be applied towards your down payment when you actually buy the home. 
  • It is our goal to see you eventually qualify for a mortgage, buy the home, pay the seller your agreed upon sales price and put you on the deed.  Remember,  you do NOT have to qualify  for a mortgage right now. This is the greatest appeal of a Rent To Own program.  It allows you time to establish your payments, repair and rebuild your credit, all while locking in the purchase price. 

Our Rent To Own program is designed and created to assist most Renters by giving them the opportunity to be pre-qualified and to find a home that fits their personal needs, requirements, tastes and financial situations. 

The Basic Requirements of Buying a Rent To Own Home

Rent To Own homes are easier to buy, even with damaged credit.  We can help get you into a home NOW, while allowing you time to better your credit and build a larger down payment.  But, there are some minimum requirements that most sellers will look for:

  • You will need a minimal down payment, typically $2500 to $5000 upfront. This is called your Option Fee Deposit. Most sellers will want larger Option Fee deposits the longer the term. 
  • You will need to be at least 2 years out of a bankruptcy or 3 years out of a foreclosure
  • You will need to have a steady job with a consistent income stream
  • You will need to be ready to work hard on your credit - time is of the essence
  • Most sellers will want you to buy within 12 months, sometimes they are willing to give you up to 24 months.

The Steps To Finding Your Home

  • Our lender will also review your credit profile with you.  They will give you a checklist of what to do to enhance your credit and a good estimate of how long it should take.  This information is valuable information that both you and the seller need to know in advance.  Also, we don't want to put you into a program that doesn't give you enough time to get you on track financially.

Now It's Time To Start Looking At Homes!

 

At this point we have you pre-approved for a purchase price range, we know how long it will take to position you for the loan, you know what needs to be done to fix your credit and we have a short list of homes your interested in viewing.

  • We always suggest our clients do a neighborhood and exterior drive by of all the homes on their list. This gives you a great feel for the area and helps us to eliminate homes you don't want to consider.
  • Then, we will contact the seller or the sellers listing agent to set-up a time for us to see the homes. We will speak to them about your unique situation and give them an idea of your financial profile and the time you will require to actually buy the home.
  • We view all the homes and hopefully you will find your ideal home!

The Last Step...


The last step is making a formalized offer to the seller or sellers listing agent.  We will pull together all the necessary paperwork and negotiate the deal on your behalf.  We have years of experiences working with sellers, listing agents and negotiating on behalf of our clients for Rent To Own homes. 

 

If you don't understand the paperwork, please feel free to take it to your attorney before you sign it. You will NOT ever be pressured to buy. We want you to be 100% comfortable  with your decision.

Once the seller agrees to move forward with the deal, the agreement will be completed once all documents are signed and the seller receives certified funds for the "Option Fee" and the first month's payment.  We only accept certified funds to activate the purchase agreement such as a cashiers check or a certified check.  We can not take cash, personal or business checks.

Once you select a home that you feel is right for you and your family, you must begin immediately improving your financial profile. The very same profile that will meet the lenders requirements for finding permanent financing when you are ready.  We have several credit repair / building companies that we can refer you to.  It is critical that you start working hard on raising your credit right away, time is of the essence.

You will begin building equity in your home from the minute you pay your down payment, and each month after that as long as your payments are on time each month.  Please don't misunderstand or assume that we can correct your credit problems.  Our Rent To Own home program lets you make payments on a home that you can move into NOW while you correct your credit problems or blemishes, as you improve your credit score and financial situation, allowing you to qualify for the type of mortgage you want.

Simply fill out this pre-approval form for anyone that will be on the loan eventually.  Once completed, you can fax it back to our secure fax server, and Roger or one of his employees will pull credit and pre-approve you for a purchase price range.  The form can be access by going here, just follow the directions!
